How to price a house cleaning job

Estimate the hours from the size and condition of the home, multiply by your hourly rate, and adjust for the type of clean. A step-by-step method with a free calculator.

Start with your hourly rate

Every price comes from one number: what you need to earn per hour you actually spend cleaning. Work it out from your yearly goal, your yearly costs (vehicle, supplies, insurance, phone and software) and the hours you can bill, which is less than the hours you work because travel, quoting and admin aren't paid.

The formula: (yearly goal + yearly costs) / billable hours. The rate tab of the price calculator does it for you.

Estimate the hours for a standard clean

Time scales with bedrooms, bathrooms, floor area and pets. The calculator starts from these assumptions: 0.4 hours per bedroom, 0.6 per bathroom, 0.35 per 500 square feet, half an hour for the kitchen and a quarter hour per pet.

Then adjust for condition. A home that's kept tidy takes less time (the calculator uses 85%), a heavy one more (135%). Condition moves time more than size does, which is why photos before a quote are worth asking for.

Adjust for the type of clean

A first or deep clean takes about one and a half times as long as a standard clean of the same home. A move-out takes about twice as long. Multiply the standard hours by that factor.

Then set the floor and the recurring price

Have a minimum charge per visit, so a small job still covers the drive. Round prices to the nearest $5 so they look deliberate.

If the client books regular visits, the first visit is priced as a first clean and later visits at the standard price, less a small discount for the commitment: in the calculator, 15% for weekly, 10% every two weeks and 5% monthly.

Replace the starting numbers

Every timing above is a starting assumption, not a rule. Log your actual hours for your first ten jobs and change the numbers to match. After that, your prices come from your own pace.
